Popular coffee chain comes to town

A national coffee chain will be the main store of a new commercial center on the northeast corner of Lincoln Avenue and University Drive.

The name of the coffee chain could not be identified because Coldwell Banker Commercial Devonshire Realty of Champaign, the realtor of the project, is trying to fill the final spot of the commercial center, said Matt Wavering, a commercial agent for Devonshire.

As of right now, the commercial center will also have a pizza chain and a hair salon, Wavering said.

The vacant spot has not received any offers, and Devonshire has not decided when they will announce the names of the stores to the public, he said.

A separate realtor is also building a Walgreens around the same area of Lincoln Avenue.

“There are two things happening side by side,” said Bob Taylor, the Century 21 real estate broker who brokered the new Walgreens property. “There’s an upscale strip center that is going to be built on the corner itself and that’s by the Champaign realtor. Then right beside that, to the east, will be the new Walgreens store.”

5m Investment Group of Orland Park will be in charge of the Walgreens’ property, who finalized the real estate transactions on Friday, March 9.

This means that 5m now owns the properties of Gateway Liquors, the Varsity Inn Motel and the Medical Building, Taylor said.

The vacant Long John Silver’s building was demolished on Saturday, March 17 to make room for the new the Walgreens.

Gateway Liquors plans to move their store from their current location to the Long John Silver’s property sometime in the summer, Taylor said.

The Varsity Inn Motel is closed and the tenants of the Medical Building are in the process of moving out. Taylor said once the tenants move out of the Medical Building, then those properties will be demolished.

He said both realtors anticipate construction to start in May.

“I think it will have a positive impact because sales tax will go up because there will be increased sales from the Walgreens store,” Taylor said. “With the upscale strip center, new stores will be coming in and that is also a plus.”
