Hardee’s drawing some interest

The Hardee’s Restaurant that has sat vacant at 315 Lincoln Ave. since January has yet to find a permanent replacement, although one may be on the way soon.

Dave Barr, realtor for Barr Real Estate in Champaign, said a variety of prospects have been looking into the property.

The property is being leased for $3,750 per month as well as a percentage of the profit of the business. This price is considered to be close to market rent, Barr said.

“We have whole wide range of types of uses on it,” Barr said.

The property will likely be leased out sometime this year, and there are some businesses that have shown a serious interest in obtaining this property, Barr said. Barr was unable to comment on exactly which businesses were considering the land, but they are entertaining offers from retailers and restaurants.

Cindy Titus, executive director of the chamber of commerce, said the terms of the lease may be scaring off some potential business to take over the Hardee’s property. Asking for a percentage of a business’ profits is like running a franchise without the franchise name, Titus said.

Barr Real Estate might be willing to negotiate the terms of the lease agreement so that businesses would not have to sign away a portion of their profits, Titus said.

Although the chamber of commerce would like to see another restaurant move into the vacant property, they have no say in who will go in, and it is up to the real estate agency, Titus said.

“What I really wish is that it doesn’t sit empty,” Titus said.

With Hardee’s adjacent property of Harrison Cycling & Fitness also up for sale, it gives businesses a chance to have a larger piece of property if that is what they are looking for, Titus said. The two properties combined would be a viable asset for a larger business.
